I met Julia Xelas ten years ago when I was looking for an apartment. I used many realtors who could not find anything close to what I needed; however, Julia found the apartment of my dreams in one day! She spoke to the owner in her native language and secured a wonderful deal for me - $200 less per month than listed. I lived there for ten years. When the owner passed away and her son put the house up for sale, I did not hesitate to call Julia. Again, she secured a good deal for me to purchase a co-op apartment at a lower price. She also had all the pertinent people in place to secure my mortgage, the closing, and the legal paperwork necessary for the property management company. She then introduced me to her contractor and his staff who did an excellent job renovating and decorating my apartment while guiding me throughout the entire process.

I needed to move to a bigger house this past year so I trusted Julia to help me sell my home and to purchase a new one. Julia is very personable and goes above and beyond to answer your questions. From the first day that we met Julia Xelas, we were completely comfortable and trusted her to sell our Co-op and find us a new home. She proved us right. She was extremely knowledgeable of all the rules and regulations of our Co-op. She made all the potential buyers aware of the rules and regulations that the board has (each co-op is different). She was aggressive in getting our place exposure, through open houses, online sites, etc. Offers came in right away and it wasn't much later that we had a buyer and were in contract to sell. A friend of mine in the same neighborhood called me a month after my place was up for sale, and asked how it was going, and I told him great, we had a lot of offers and a potential buyer. He told me his place has been up for sale for over 8 months and he lowered his price drastically, taking a big loss, and still couldn't sell it. I told him to call Julia. After hearing that story, I felt bad for my friend and glad we chose Julia to sell our Co-op. Julia also helped us find the home we purchased. Having a child with special needs, we told Julia our requirements for the house, and one of the first houses she found, we ended up buying. She made the transition from selling and buying very smooth and stress-free. If we started to stress over something, we would call her or email and she would get back to us right away and handle the situation and make sure all our paperwork was in order. We worked with Julia Xelas to both sell our co-op and buy a new house. I strongly recommend her because she'd gone way above and beyond to help us in the selling and buying process. She is very professional and yet personable. Our co-op was sold within one open house, and at a better price than we hoped for. (given the economy)

In the buying process, she helped us with all the tough questions and made us feel very comfortable whether we are making an offer or withdrawing one. She really made it easy for us to take our time to pick and choose what was really good for us. While the process of house hunting is still taxing, having a good realtor on your side definitely makes a world of difference.
